The La Verkin City Planning Commission shall hold a public hearing on Wednesday, February 22, 2017, at 6:00 p.m., in the La Verkin City Council Chambers, 111 South Main Street, La Verkin, Utah, during its regularly-scheduled meeting, to receive public input regarding a proposed Ordinance amending the City Zoning Map of and for the City of La Verkin, rezoning—from General Commercial (C) to One and Two Family Residential (R-1-10)—the following parcel of property bounded on the northeast by State Route 17 and on the north and west by city limits of Toquerville City (along and adjacent to a portion of Chaparell Drive and containing a portion of Bringhurst Lane), respectively, known on the County land records as Parcel Number / Tax I.D. Number LV-174-A-1, and legally described as follows:
Beginning at a point North 00°15’3.3” East 600.80 feet along the Sixteenth line from the Southwest Corner of the Northeast Quarter of the Southeast Quarter (NE 1/4 SE 1/4) of Section 14,Township 41 South, Range 13 West, Salt Lake Base and Meridian, and running thence North 00°15'33" East 122.94 feet along said sixteenth line to a point on the Easterly right of way line of Chaparell Drive, a Toquerville public street; thence along said Easterly right of way line in the following four (4) courses; North 08°32'54" East 12.75 feet to the point of curvature of a 821.23 foot radius curve concave to the West; thence Northeasterly and Northwesterly 205.20 feet along the arc of said curve through a central angle of 14'19'00"to the point of tangency; thence North 05°46'06" West 38.86 feet to the point of curvature of a 81.03 foot radius curve concave to the Southeast; thence Northeasterly 26.92 feet along the arc of said curve through a central angle of 19°02'11" to a point from which the radius point bears South 76°43'55" East, said point also being a point on the Westerly line of a Utah Department of Transportation (UDOT) parcel, Entry Number 503442, Book 917, Page 149 of the Washington County Records; thence leaving Chaparell Drive South 39°19'03" East 478.94 feet along the Westerly line of said UDOT parcel; thence South 83°31'38"West 310.71 feet to the point of beginning.
